LAING O’ROURKE AND HEATHROW TERMINAL 5
(London, UK)
Laing O’Rourke is an international engineering enterprise founded on over a century and a half of experience. They offer a range of engineering, construction, and asset management services to deliver solutions for some of the world’s most prestigious public and private organisations.
Laing O’Rourke was the provider of civil engineering on BAA’s Heathrow Terminal 5 project - the largest construction project in Europe at the time - designed to meet the challenges of the 21st century and handle up to 35 million passengers a year.

Laing O’Rourke was responsible for a number of different areas of this innovative and extremely complex project, including all civil engineering infrastructure, mechanical and electrical (M&E) works, and the management of logistics across the program.
Responsible for the construction of the main terminal infrastructure - which included site logistics and the integration of 16 major projects and 147 sub-projects - Laing O’Rourke required meticulous planning to coordinate thousands of activities undertaken in parallel across over 60 contractors.
As one of the key construction suppliers, Laing O’Rourke tendered a large number of work packages for the project. To support their integrated supply chains and digitally collaborate across sectors, Laing O’Rourke needed an electronic tendering solution to replicate their existing tender process and provide a benchmark against which to evaluate the benefit of rolling this out across the remainder of T5.
Asite’s cloud-based platform provided a Tender Management solution which delivered the tools required to complete the tender process in a highly secure environment. This included centralized tracking of tenders and real-time reporting, the flexibility to change users involved in the tender to enhance collaboration across teams, document management to reduce risk of an incorrect document being used, and electronic communications to support best practice workflows.
Due to Asite’s solution, Laing O’Rourke achieved savings of 70% on the cost of tendering two packages worth over £10 million. They were also able to significantly shorten the duration of the tender program and approximately half the amount of paper used.
Heathrow Terminal 5 opened in 2008 and consists of three buildings – the main terminal plus two satellites, and Terminals 5B and 5C, which are linked by an automated transit system. At capacity, Terminal 5 can accommodate up to 35 million passengers traveling to destinations all over the world.
Over a decade after the project completion, Heathrow Terminal 5 is now known as one of the busiest airport’s terminals in the world. It has achieved ‘World’s Best Terminal’ for the sixth time at the 2019 Skytrax World Airport Awards. The terminal has also been integral to accomplishing a record of 80.9 million passengers traveling through Heathrow Airport in 2019. Asite is proud to have been involved in this prestigious and record-breaking project.
